Miami’s tallest residential tower, built under the signature of Aston Martin, has become the target of lawsuits filed by the residents themselves. The Aston Martin Residences condominium association accuses the construction of having cracks, infiltrations and corrosion just over two years after the inauguration.

The association’s report, revealed by real estate website Realtor.com, lists alleged construction defects in the 66-story, 391-unit building. Among the most serious points are cracks in the concrete, water ingress and corrosion in the retaining wall and balconies. The document speaks of “considerable” cracks scattered throughout the building, which raises doubts about the integrity of the structure.

Based on the report, the association filed lawsuits against the developer Riverwalk East Developments and against contractors and design offices involved in the work. Haber Law, which represents the condominium owners, told Realtor.com that repairing the problems pointed out could cost millions of dollars.

Riverwalk East Developments called the accusations “baseless” and said the action was an attempt to “divert attention from outstanding obligations” of the association itself.

Opened in 2024, Aston Martin Residences was the British manufacturer’s first foray into the real estate market. The sail-shaped tower, designed by Argentine Rodolfo Miani in partnership with architect Luis Revuelta and built by G&G Business Developments, is 249 meters tall and has become the tallest residential building in South New York.

The brand signed common areas and finishes. There are about 3,900 m² of leisure distributed over four levels, with an infinity pool, two-story gym, spa, art gallery, cinema, golf simulator and marina structure for megayachts. The apartments were sold between US$ 1.5 million and US$ 8.5 million, and the seven penthouses, from US$ 16 million to US$ 59 million.

The automotive appeal was part of the package. Buyers of 47 units of the Signature and Penthouse lines could choose between a DBX or a DB11. The “Unique” triplex penthouse, still on sale for $59 million, includes the last Aston Martin Vulcan produced: one of 24 examples of the 831 hp carbon-fiber supercar stored in an air-conditioned garage in the building itself.

Not the only alert in South Florida

Automakers’ skyscrapers have already faced another challenge in the region. A study by the University of Miami last year identified signs of sinking in 35 luxury buildings on the coast, including the Porsche Design Tower in Sunny Isles Beach, which pioneered the model in 2017. Buildings fell by up to 7.6 cm between 2016 and 2023.

The survey did not point to immediate structural failures in the Porsche tower, and experts consider that some accommodation is expected in new buildings. There is, so far, no evidence linking the alleged defects in the Aston Martin Residences to the phenomenon described in the study.
